Chimney Problems when Flipping a Home

I am sure that you watch those house flipping TV shows like I do. It's amazing what a little creativity and some hard work can do. On these shows they can take a rundown house that's been abandoned and turn it into a picture perfect home.

The Houston housing market has been on fire the last couple of years and there are no signs of it letting up. In March, single-family home sales and pricing rose while there were more houses going on the market. The most sales were in the homes priced between $250k to $500k range. Luxury homes in the $750 and more range were second highest in sales. Houston is considered to be one of the leading cities in the country in renovation and restoration because of the booming economy and beautiful suburbs like Sugar Land, the Woodlands, Katy and Pearland.

But with all of those great deals on the market there is always a risk when you are buying a home that's been flipped. CNBC's Diana Olick recently reported on the real goings on in many home flips, Investors looking to make a quick buck and TV shows that make it look easy are some of the reasons why people are getting into home flipping like they were in 2006. While some well-intenioned home flippers are really doing it for the reasons others are ignoring electrical and structural defects that could turn into a really nightmare.

Homeowners looking to downsize from their suburban homes after their children leave home are buying downtown to be closer to everything. When the housing inspector shows up six months later with a list of failed inspections and work performed that wasn't up to code do they realize they made  a big mistake. While everyone should check that the proper permits had been filed homeowners are encouraged to get a complete home inspection before buying. How else can they expect to know if there are any structural issues with the building? We have walked in many homes were a simple chimney inspection could have saved the owner a lot of headaches. Who knows you might even be able to negotiate a lower price!

At American Fireplace we have years of experience inspecting chimneys and diagnosing issues for new homeowners that are buying renovated and restored homes. Our fully bonded technicians will provide you with a full report after they have completed their inspections. You'll feel more at ease that the home your buying is the one of your dreams.
